How It Works
Our architectural planning process begins with a feasibility study and moves on to design and documentation. When workers arrive on your property, the process has been ongoing for months, and it continues as they work, encountering site conditions. We want to deliver the finished product as soon as possible, but we will take the time that quality requires.
1. Feasibility study: This step calculates what your entire project will cost from start to finish, based on the costs of materials and labor, permits, and the site. We factor in building materials and/or FFE (furniture, fixtures, and equipment) you may already have. Throughout the process, we will continue tracking the budget.
2. Schematic Design: Like an initial sketch, schematic design is a rough idea. We will present the basic shapes and contents of your new structure to make sure that it will serve your needs, please your taste, suit your site and fit your budget. If anything isn’t perfect, we present alternatives and work out solutions with you.
3. Design Development: This is the fun part! We work out the details together, including atmospheric, visual and acoustic criteria, mechanical and electrical service requirements. Overall style, exterior and interior finishes, and your choices for furniture, fixtures and equipment bring the project into focus, determining both the look of the new space, and the feel of inhabiting it.
4. Construction Documents: Construction documents are the deliverables for the design phase in design-build construction. These include a demolition plan, new construction floor plan and elevations, FFE list (from the brand and color number of paints, to each new light fixture and appliance), door and window lists, and optionally, 3D renderings that visualize everything for your approval. These documents will be submitted for approval both to you, and to the appropriate permitting authorities.
5. Construction: Finally, after working out everything together, it’s time to get to the build part of the design-build process. We follow the entire building phase with frequent site visits, to ensure that what you agree to is what you get in every aspect, from the number and location of electrical outlets to the quality of flooring finishes.
